Edwards Community: Additional Requirements

Those living in the Edwards Personal Care Community must meet a few additional requirements:

  • all residents must be able to live independently with assistance provided.
  • all residents must self-manage incontinence if present.
  • all residents will receive services from staff as determined by our assessment.

Those eligible for rent subsidies pay a rental fee not to exceed a specified percentage of their income as established by HUD (rate is currently 30%). Residents of the Edwards Personal Care community who are eligible may receive subsidies from the State of Maryland Department of Aging and the Montgomery County Senior Nutrition Program as determined by their financial circumstances and Homecrest House management.

All of our residents, those in the Stein and Moskowitz Senior Living Communities and the Edwards Personal Care Community, are required to meet certain criteria prior to being accepted for residence. Here are some of the most important tenant criteria that apply to all occupants of all Homecrest House buildings:

  • A one-year lease is required and monthly rental fees include all utilities except telephone and cable television.
  • For those moving in by themselves - or as part of a couple - at least one of the residents must be 62 years old.
  • To be eligible for a rental subsidy, your annual income must not exceed the income amount as set by HUD.
  • Some of the Homecrest House apartments are designed for handicapped residents. A handicapped individual has to be 18 or older, and require the accessible features provided in the apartment.

Qualifying residents may receive subsidies for rent in the Stein and Moskowitz Buildings - and for both rent & services in the Edwards Building.
